Our Board of Directors is entirely volunteer-led, with community members dedicating their time and effort to support the association and help preserve the character and beauty of our mountain neighborhood.

County Burn Ban in Effect
Burn Ban
 
Due to severe drought conditions and increased Bark Beetle activity, the county has issued a burn ban for our area. This is a critical fire‑safety measure.
 
The following are prohibited:
  • No campfires
  • No open flames of any kind
  • No burning of vegetation or household rubbish
  • No use of smoke‑producing materials that could create a fire hazard

HOA REGULAR BOARD MEETING NOTICE
Saturday, May 2nd, 10:00am
The HOA Board of Directors will hold a Regular Board Meeting on Saturday, May 2nd at 10:00 AM. The meeting will focus on preparations for the upcoming Annual Members Meeting. Homeowners are welcome to attend and may speak during the Open Forum portion, while Board discussions and voting will be limited to Board members to ensure efficiency.
All homeowners are encouraged to attend and stay informed about community matters.

Quick Payment
Assessment payments support the maintenance of our roads, front gate, trash site, and shared community resources. Assessments are due January 1st yearly Click here to make a payment
 
Gate Code / Gate Openers
The front gate helps maintain the security of our community. Please ensure it closes behind you and do not share access information with non-members. The gate code changes every six months. Click here for more information 
 
Website Registration
The website is the primary method of communication for the community. To view certain pages and access updates, notices, and Association information, you must register on the website here. Register here
 
Speed Limit
The speed limit in Quemado Lake Estates is 15 mph throughout the community. Our roads are shared by neighbors, visitors, wildlife, and equipment. Please drive safely and respectfully.
 
Trash
Trash site rules are posted at the location. Follow all posted guidelines and do not leave prohibited items. Proper use keeps the area clean, helps avoid unwanted predators, and ensures the site remains accessible for everyone.
 
Property Improvements
Architectural Committee approval is required before beginning exterior construction, additions, or property modifications. Please submit requests before starting any work.
 
Community Courtesy
Property owners are responsible for their guests, visitors, and contractors. Respect private property and do not enter another owner’s lot without permission. Thank you for helping maintain a safe, respectful, and neighborly community.
 
Sellers and Transfers
Quemado Lake Estates Owners' Association is governed by New Mexico law, including NMSA Section 47 Article 16. Sellers/Property owners transferring ownership are responsible for providing required HOA information to buyers. Full Text of Statue
